I have a LVP project now, but sub floors aren't as level and perfect as one would like so was thinking glue down with luan underneath would be more sturdy and hold up better in this case than floating locking style.

You need to go through "commercial" style loans or "portfolio" style loans that lend to your LLC.  

These houses usually sell for significantly less must ask for cash buyer but can you do a 203k or home style loan instead?

Just did this for a 4BR 2 Ba chalet style house in central VA that only had window units and BB heat.

If you lose it you have to call them (sucks) and ask them to mail it to you (1800's style)Then, after all that, if you're looking to move property into an LLC, what *I'VE* done is had a title company do it ( though there might be other ways.

This comes down to personal preference on property type and size.I personally would want view, location, cabin style and close proximity to attractions (20 min or less).

It is very similar in size and style to my properties however your numbers don’t cash flow as well.

Each area has it's own personality, so finding the one that fits your style and budget is going to benefit you in the long run.

From my perspective finding someone with a "style/approach" that you can resonate with is important because what worked for them may or may not work for you if your style/approach is different.

Legally operating a business out of the property is one non-traditional style of house hacking to consider.
