It's a great start!

We just started using Rent Redi at the beginning of the year. 

I’ve not drove up to Sherman yet so didn’t think much of it until I started reading about the chip factory going in.

Sure, they may be able to grow to a very moderate size,  add a few units, or trade up to a larger investment, but as for real scalability: NO.Why?  

I really want to do local meetups and interact with more advanced investors but don’t know where to start.

You wouldn't need to keep an eye on other investments, just focus on the one and maximize your cashflow.If I can make a suggestion though...I might be wrong, but I don't think you started househacking to take the simple route. 

Zoning- certain towns are starting to restrict Airbnb type rental units.  

Courses and webinars are great if you're getting basic information to help start you off, but you'll never truly retain the information if you don't apply it.

My suggestion if your goal is to free up some equity to use for another purchase - start small with the single family home with a cash out refinance.
