Now I include the washer and dryer as being present there at the property however I have it in my lease that I do not maintain the washer/dryer.

Living in California, that obviously presents a bit of a challenge.

I had heard that everything presently in escrow was delayed pending re-evaluation of property value.  

I cleaned the place top to bottom...he inspected with me present, found a few things that I cleaned some more.....and then tried to keep my entire deposit.

When an issue presents itself, my current tenants correct it when it is brought to their attention. 5 out of 9 had to move on because they could not adapt to the new regime when I took over the buildings.

With many of my clients, I present the applicant/lease to them for their final blessing, but they have to trust I've done my due diligence.

I am looking anywhere in NC for 10-60 units at present and don't have time to drive every street looking for apartment buildings.
