I myself went over and looked inside and out, already knowing the California State laws and the Renters Rights, there are numerous code violations all over the property.

There have been debates in numerous MLS systems as to whether to allow "Entry Only" listings, where the only service the agent provides is the MLS listing itself.

But once you have a great team your business will run, operate and be 100 times more successful than getting any random person off the street.Unfortunately, in this business there are a lot of lazy people who want rewards but do not want to work hard for it.Sorry this was so long but it's been really important in my business.

Reward your network - Once you know who works for you can customize what you give them.

I can tell you that I have been contacted numerous times by the Office of Inspector General (OIG) during their investigations on properties that we have submitted to HUD.

It never made sense to me to go after a deal where the margins are that tight - seems like high risk / low reward... nice to get some reaffirmation.

A good profit is the reward for being aggravated ;)

I have told the complaining tenant numerous times not to bother me with these types of complaints as this man has the right to normal comings and goings.
