It now nets 117k a year, but if the market ever resets so low that we have to net 85k a year.. we are still winning.So yeah, same principals, and same mechanics apply to both building types in an inflated market, or any market frankly.

I know I should alter my numbers if the utilities are sub-metered and if the building is newer or recently rehabbed (not just cosmetics but mechanicals).
