Some of my best deals to date have been via the auction mechanism.

It now nets 117k a year, but if the market ever resets so low that we have to net 85k a year.. we are still winning.So yeah, same principals, and same mechanics apply to both building types in an inflated market, or any market frankly.

I know I should alter my numbers if the utilities are sub-metered and if the building is newer or recently rehabbed (not just cosmetics but mechanicals).

My wife is an RN and I'm a Mechanical Engineer.

I am not on the title and I understand I could always put a mechanics lien on the property, but are there other safety measures I could put in place to limit my exposure?

@Dolly Caswell, I think the folks you're talking to don't understand the true mechanics of a 1031 exchange.  

Heck the mechanics at your garage always give that to you when you get your car fixed.

The house is on very good condition, newer mechanicals , roof and such.
