Finally, you will want to seal up the walls about 3' or so with Kilz or Shellac ( I prefer pigmented shellac as it seems to work better) Another thing you can do is go through with a black light at night and run it along the walls.

SFR prefer beachside but do some on landslide.

I prefer to keep all my dealings strictly business, no personal decisions when ever avoidable.

If you'll be at NAS Pensacola the entire time and you prefer to be close to base then focusing your search outside the front or back gate may make more sense. 

Some lenders may prefer properties managed by a professional management company, especially for investor loans, but many also allow self-management. 

In all fairness though we are conservative and I personally go visit the market ( at my expense) and the individual we are going to work with before I start the program..
