If you have a healthy 401k/IRA, your lender can earmark that counting it at 60% of value to "check the box," but really it isn't a horrible idea to have a healthy "oh crap" fund as someone that owns multiple pieces of real estate in any case.

I'm sorry, I work in Chicago and looking at properties I can afford,  Milwaukee looks kind of like a walk in the part compared to same priced properties around here.Cash flow is the objective right now to be able to re-invest them in more properties.So according to your calc's Brandon I'm looking at 1,300+ 220 (mgmt fee) +376 for P&I (70k at 5%) = 1896 for a cash flow of $300.That seems like a very conservative look at it but still provides for a healthy CF.

It can be useful as a source of funds that can be tapped if things get rough, so I am not suggesting everyone should be leveraged to the hilt, but that is also what a healthy cash reserve is for.
