The only modifications I had to make to the house was to install a washer and dryer in the back porch off the upstairs kitchen so the housemates upstairs had access to their own laundry and I hung a door between the upstairs kitchen and dining room, thus turning the dining room into another room for rent.

So I guess I was spoiled and sticker shocked all at the same time.I have what I'd consider 3 A quality rentals in Wichita along with the others being low or mid B's -- the A quality ones I'd have a hard time renting - in great neighborhoods close to everything, highways, shopping dining, large green space, running trails, gym etc and had a tougher time renting them last time they were vacant than my b class.

In Michigan almost no one has tile in living rooms, dining rooms, bedrooms etc., but I would assume it's more generally accepted in Texas.

It’s advised not to take a basement if yours is a creative field or else you will have to spend lots of money to illuminate the space.People spend lots of money unnecessarily on fancy ceilings, but the current trend is of no ceilings; exposed surfaces can look elegant.

It looks very elegant & beautiful from distance but when I get closer, it looks like cockroach eating my powder room with a lot of tiny hole everywhere, I realize how hard it is to find a good contractor to give you what you want.

I think the upstairs portion of this house is an ideal candidate for a separate rental unit as it has two bedrooms and one bath with an area that could be a dining/living room.
