.-  Lead-Safe Certificate is valid for five years, except where the property had undergone a full lead assessment, lead control performed by a lead licensed contractor, and a full clearance by a licensed lead assessor, in which case a 20-year certification is issued.There will be a five-year phase in by census tract.

In the 50"s-60's too, in older sections of bay area & Sacramento there some tracts that were VA homes, 1100sf 4-1 slabs (not monolithic post tension) & they're prone settling cracks but it's a slow process.

Well my first thought would be states with no income tax,Second possible oppurtunity zones, (legislation is currently stalled as of 22 March to include more census tracts)third asset types, I like multifamily 4-20 units, sfr portfolios 5-10 or ones you can cherry pick.then to markets Memphis is a good rental market secondary market like desoto county, bartlett germantown etc.

Tract homes usually had smaller closets too, but custom ranchers can be very nice, change the green shag and the walnut paneling in the den, turn a bedroom into a master bath and walk-in closet!
