Keep in mind any investor that provides a actual number to reflect positive cash flow or ROI are pulling that number out of thin air (or some other dark place).

A 401K on the other hand just seems like so much information is missing, it feels like shooting a gun at a target in a dark room. 

Something dirty, smelly, dated finishes, awful colors, but all the major systems are basically sound, and discounted appropriately (or better) for the condition it is in ... don't buy it if they are trying to comp it based on turnkey ready homes. 

The more you stay in the landlording business, the more colorful stories you will have.  

As you and I would never agree on even the color of the sky, I have no concerns here.
