In the past two months I’ve seen some cute properties come on the market and just sit.

There's also a flip tax that some HOA's impose on sellers, so I see a cute way for them is to impose a flip tax every time a new owner moves in, by imposing the tax on the last land contract.

I had developed a sweet little package, graphics all numbers.

I found a cute craftsman style home with an adorable front porch and hardwood floors. 3% down, a 6.5% interest rate, and closing costs waived later, I was the proud owner of the house.

However, this is a problem with purchasing properties with tenants, not only is it harder to evaluate the condition of the unit (the tenant takes great care, hangs a bunch of family photos, vacuums the floor, and puts cute decorations in the kitchen like "FAMILY" letter sign, so you subconsciously ignore the carpet stains and the drywall hole behind the couch), you also don't improve the property right away, leaving you with a larger cost later on, which you must refinance again to take some of it out.

Hello, I’m trying to decide whether this is the time to sell our fourplex in the cute tourist town of Leavenworth, Washington state.  

So . . . tenant hangs something on the walls . . . picture wall in the living room, 5 things per bedroom, and of course holiday lights and a cute mirror.
