I'm talking paint, caulking, some things that we can take care of ourselves.We have been researching on our end and creating an excel spreadsheet, and plan on meeting with our contractor once he does the same in order for us to see exactly what happened.I have already printed off receipts from storage fees and other things to add in our discussion.

I have also shown properties that are just dry-walled before, and have been able to paint an accurate + attractive picture for the prospect of what they will look like finished, securing the deposits.

You generally have 2 sizes of containers 20 footers and 40 footers, and the crazy thing is they are about the same price.I found a company that would  put in roll up doors on each end and a partition in the middle, sand blast, paint and deliver a 40 footer for around $5k.40x8 container is 320sq ft., so $5000/320 gives a price of around $16/sq.ft.

Deal overview;Purchase price = $350k. 4,000 sqft, 5/4 that had an in-law suite above the garage, complete with a tar-pit (I mean pool, but you couldn’t tell the difference), hurricane damaged roof with inside water damage, two kitchens that needed appliances/updating, 2,300 ft of flooring needed replaced, $45k in city fines that we had to navigate (settled on $1,500 in fines, title company assured me that would be the case, but I was still apprehensive, glad we listened) and lots of granite, paint & fixtures!

A small house just came on the market that sold 2 MONTHS ago for 120k less, they now put it back on the market after what looks like a coat of paint, no major repairs and are asking double the price per square foot (or more) over anything comparable.
