Anyhow, my question is that I'm am curious what a fair reduction in rent would be for lack of kitchen the home is on a one acre lot so is better than an apartment complex but the lack of kitchen is a huge discomfort and almost outweighs the property set up especially due to the lack of privacy and the entrance and noise right outside my bedroom door.

Have you gone onto Zillow and actually looked at the interior pics or the competition compared to your house?

I suspect she doesn't want the competition, or wants me to keep working under her.

In my opinion, the best place to start is the place where you can create a competitive advantage...having boots on the ground is absolutely imperative!   

This is a great example of accountability, or the lack thereof.

Unless you make it your job to create a great website, you will always be behind your competition.
