I don't carry cards anymore for real estate (when you run the networking meeting, you don't have to) but when I did the most effective were high quality white linen cards with my name, phone number, e-mail address.

If I am part of an association I do not want to be cryptic with some clever name...I want people to know who we are.

You're going to run into this in most of the major STR markets because within the last 2 years we have seen a massive spike in available inventory.In order to compete with the competition now, hosts/owners/operators need to step up their game and be willing to invest in good quality furniture, memory foam mattresses, high quality linens, professional seasonal photography, etc.In the high desert, most visitors are looking for peace, quiet, privacy, and amazing scenery so this means stay away from purchasing homes in residential neighborhoods with neighbors on all sides.

If I own the property and want to rent it out, a lock off space for storing cleaning supplies and extra linens would be ideal.

I wouldn't recommend an LLC for 4 properties, maybe 20, but that's just my opinion.Keep in mind with an LLC, a clever lawyer with a good case will attempt to "pierce the corporate veil" to get past your LLC's protections.

One of the first things I always do when  buying a new house is to pick a linen closet or two and add a lock to them so that guests can’t access them.

Have comfy linens and towels.

I also have extra linens on site.

We supply all bed linens and towels and we have spares on site.I try and text her the next 2 or 3 cleanings that I know of so she can plan.We have a separate closet with a combination deadbolt upstairs with all the cleaning supplies and consumables.
