The worst part is that the PE guys probably lost all the LP capital (if they are big enough this is pensioners and teachers funds) but generated big fees from acquisition and management.All we can do is wait for them to be exposed and make the headlines about them ourselves, before the media does.

I don't recommend going to a 3rd party company for private money until you have some experience3.

They will typically have funding contingent upon the cleanup being 100% complete and a third party report noting it is clean.

If golf is big in your market, or you have bachelor parties, etc. it could add $100/night to your ADR.

I eventually will invest there as well so by having these connections beforehand i think will benefit all parties involve.

Whether it is purchased from a 3rd party or self-produced does not seem to be a factor. 

They are the unrelated 3rd party who documents the exchange at the sale and purchase and holds the proceeds in between. 

The fact that the other party you are doing business with may do something dishonest is no excuse for you to start off by doing dishonest things from the start.
