Aloha Account Closed who are looking to get past the 'bar to entry' in a market like this.I do partner with novices on occasion, and while I wouldn't necessarily 'feed deals' to a beginner, I would certainly let them jump in the back, fasten their seat belts, and hang on for the ride.

You can fund your rehab with these cards as well.I bought my first deal like this.  100% funded with plastic.With that said, I always tell new comers to at least get one small rehab under their belt no matter what strategy they are going to do in the future.

We do most of the minor rehab ourselves, but the occasional HVAC or gas issue has popped up already.You need:HVAC guyPlumberGeneral handyman (fixes the roof, etc.)Initially, I used the HVAC company who I use on my primary residence, but then I had to get a quote from them on a blower motor for my HVAC air handler.

Statistically, the city has low rates of crime for a city of that size within the 'rust belt', average income and unemployment figures, relatively low rental vacancies, and, most importantly, SFRs at less than 30k which, based on my understanding of the area, do not follow the popular negative sentiment on homes at this price point.
