I am looking to make a plan of attack here, I have some money to start with, nothing insane, but I want to purchase 5 multifamily homes in the next 3-5 years.

You need to figure out a plan on how you plan to attack one or more of those target areas.

There are two ways to approach this.1) Find a few buyers, get their buy box, attack that box and bring them deal after deal.

I’ve seen shepherds and pits attack, and a jack Russell latched onto my then 4 y/o sons face.

A conventional loan has more flexibly and gives the buyer (you) more ways to attack a deal.
