I'm a huge fan of Walgreens/Rite Aid, CVS, Wal-Mart Neighborhood Centers, and well-located Dollar Generals (a cut above Dollar Tree/Family Dollar).

If someone were to exchange them for full ones at WalMart, it would be around $200.

Russ, look up "market value" of real estate, you'll find definitions and then you'll see that investors don't buy at a "discount" this isn't a department at Wal Mart, you buy at a distressed value when the conditions of the definition aren't there.
