That we force me to implement a buyer broker agreement that states the buyer would be responsible to cover any difference between a minimum compensation amount, and what the seller is offering.

I spend alot of time reading on BP everyday and have implemented much of what I have read and try to learn from other's mistakes.

The PodioZen app package is not comprehensive like Investorfuse (although far more affordable), and is $100 more expensive than the Podio app package you recommended (given the current sale), but for $299 it's a quick and easy way to get a head start in regards to Podio implementation.  

Where are the best opportunities in my market to implement my investing strategy?

Depending on the scale at which you plan to implement the software, I do recommend for large 3rd party solutions, supplementing some of the current software short-comings such as inspections, and maintenance asset tracking.

What strategies are you implementing in order to make new loans to these types of borrowers?

These programs can be implemented by the owner or manager of the property and may involve a variety of strategies, such as installing energy-efficient appliances and lighting, sealing windows and doors to prevent drafts, and properly maintaining the property to reduce the need for repairs.
