Be it real estate, royalties, tax liens, private lending, litigation financing, animals, fish, etc as long as you know and understand the risks and how to mitigate them. 

A lot of them were newbies with zero property saving money for their first place (a lot from BP), some with a few investments (1-4 small multi families now wanting to leverage and scale up), and then your big fish who want a 50k work up.

At my age I'd rather go fishing.

Its not enough to cast out a fishing pole with a worm at sea..

I think a lot of the sellers are fishing to see if they can cash out at high prices with everyone counting on things going right back to the way they were pre-virus.

If they are going to screw you around and waste your time, there are plenty more fish in the sea! 

A lot of smaller fish have jumped in and overpayed for smaller  “value add” parks and most MHP owners are getting new offers in the mail monthly.  

Regardless of the neighborhood the police in SB have bigger fish to fry than noise complaints.
