Since each market has its own set of unique risks, selecting managers with deep knowledge of that market is key.

Hey @Dori AraziI wouldn’t let yourself get discouraged just yet.While you’re totally right that you have a better shot of finding a unicorn than you do finding a 2% rent:value or 15-20% CAP in coastal SoCal - the market here is quite unique. 

In my state of Georgia, the mobile home is under the division of motor vehicles.

Is this unique to my market or is this where we are with today's workforce?  

There is no absolute answer and unique tool/strategy in anything real estate.

Over the past number of years I make it a point to reach out yearly to each state's manufactured housing division or title transfer bureau to double-check I'm familiar with the local laws and title procedures. 

The more unique your list and message, the more likely you are to improve your response rate. 

Maybe, maybe not, every "crisis" has its own unique causes and effects. 

But again each area is different  and each site is unique so there is not a book and if you find a book it will just be on the basics as I just described..
