More aggressive unit remodels in our market include taking a wall down, putting in an island with a bar in that space, and thereby converting an older unit into an open kitchen/living room.

Howdy all,My wife and I live in Long Island (Nassau County, along the south shore), and I have two properties that I rent out - one SFH in Farmingdale, and one duplex in Queens (they're actually my mother in law's, but they're owned by a trust, and I do all the day to day management of them).  

Or just that the property is uninhabitable? 

It's hard to define if ceiling delamination makes the place uninhabitable but I wanted to get it done in the bathroom at least to prevent moisture related damage.

Here's the thing: you're not supposed to just say 10% of the cost basis is tangible personal property, you're supposed to have actual documentation that 15.2% of the cost basis is tangible personal property, 10.3% of the cost basis is land improvements, 74.5% of the cost basis is residential rental property and descriptions of everything.

i've already contacted an attorney.Meanwhile, my newly acquired property, closed sept 29, 2016 has been VACANT for months continues to be uninhabitable probably thru FEB 2017.

You might be an amazing widget salesperson but hate the people that sit there and bicker over if the chandelier causes too much of a reflection on the granite counter in the island.
