Looking to start career in Real Estate as Salesperson in NY

I live in Long Island.  I completed all the requirements to become a real estate salesperson.  I'm not sure if I want to specialize in commercial or residential.  Franchise or independent? 

I know I should be concerned about training, fees, commission, leads, etc. 

I would love to hear about experiences, good and bad.

Any advice will be greatly appreciated.
