What I personally do is not only screen then using standard methods, but look at their online presence, Facebook,Instagram, ect...If they talk like a gangster, look like a gangster, walk like a gangster, then they must be and you don't want them in your house.

So my overall impression is that you are venturing into cigar butt territory. 

After your debt service, you would be in negative cash flow territory. 

Mere presence of an external and easily visible camera may deter trouble makers and give sense of security to the tenants. * Motion activated lights and lights around the property. * Window boxes with miniature evergreens.

Bigger deals can afford 5-10 vacant units but 1 or 2 vacancies in a 4-plex can put you into negative cashflow territory.

This type of stuff always scares me, only because it's unknown territory for me.

Before this I have never heard of the term so I began to deep dive into YouTube/Google to figure out exactly how the process goes and how I can make a decent side income from it.I believe I have the basic foundation of everything from Purchase & Sales Agreements, Assigning Contracts, Tax Deeds, Getting Leads, Cold Calls, Getting Buyers all the way down to ARV... again basic foundation of how the system works.Living in California my whole life I already have an understanding that this is a HOT market so I’ve come up with a few territories where i think I could be successful and will begin “driving for dollars” the next time I have a day off.

A long enough presence of water can cause a foundation to heave.
