Your monthly payments are comparable to a conventional mortgage since your interest rates are so sweet with FHA.

New member here, eager to learn all there is to know.I own one sweet little rental property in San Diego and I'm trying to pull equity from that one to dip my hand into cookie jar number two - either a single family or multifamily.I'm from South Africa and have been living in California for 4 years.  

If they do need to buy again right away, I would probably try and get an option to buy (not exclusive) for their sweet cash price minus 1/2 or all of a real estate commission.  

Is there an age sweet spot?

You also will not get as sweet of an interest rate on conventional either.  

I just happened to be at the right place at the right time to pick up a sweet little deal before it hit the market.
