We began much-needed window replacement with $6000 targeted at the worst most-cracked windows, but we still have to spend about $4-$5000 for a number of large single pane (in Michigan’s frigid winters!!)

Itried to search RSI and only got a repetative strain injury. :!)

Not to mention the strain it would place on our friendship if I had to foreclose.

Front door is the 6 small window pane type.

Working a full time job, not giving up much time with my daughter and doing all that is a strain, but I believe it will be worth it in short order.Spent many hours meeting and talking with a private lender who is very selective about who he works with.

But the learning of both sides of real estate is a strain on the mind,  plus working a full time job. lololol I will just take my time getting my license. 

I did notice the windows in the guest house have broken seals (dual pane w/ moisture inside) - did not notice this on the main house.

As they know it wont likely sell in January if it didn't sell in August or September.Brick and stone house with double pane windows and good roof.I will end the year with more than 100 houses in Detroit and Detroit suburbs.

My tenants keep the double paned windows closed all fall, winter and most of spring.

A bad tenant who is also a friend can put a strain on any relationship .
