You could pay for advice and it could be less than stellar. 

The market is now generally slower taking a bit longer to get stellar high offers.

Obviously, the overall numbers are not stellar.

What clinched it for me with REI Nation is their ownership of the properties they sell and their in house property management for their clientele that had stellar reviews.The numbers they told me to use are based on their property management group. 4% vacancy and 4% maintenance - no capex, 10% Management.

If you've got stellar credit and great income you could get it on a signature/card from the institutional guys, but thats only possible for a select few.  

You can still get these if you have stellar credit, only difference is now credit lines are much smaller and they almost always hit you with an upfront fee of 1% to 4% of total amount of cash fronted to you..
