I bought a quad last November which was fully rented with long term (3+ years) tenants who all want to stay as they see me as more proactive than their previous landlord.A few of the units look to have original kitchens (circa 1950's) but tile floors that were redone in the 90's (with some hideous grey pattern that reminds me of the set of the Golden Girls).

I feel the need to remind everyone, that when investing via crowdfunding sites, you need to focus on the "Franchise Tax" (it has other names in different states) of the state where the property is physically located, not where you live. 

Every time I take my 16' trailer to pick up materials, I remind myself that I don't need the trailer next time.

I reminded him that the escrow agreement spelled out that if everything on the list isn't complete, we get the full $5000 back, so he was being paid $5000 to install it.
