Sure you miss out on some good tenants and some will always try to sneak one, but so much of the small damage falls into wear and tear, smells, and other pains that just arent recovered.

The photograph that I have of the missing shingles, clearly shows the felt paper was installed along the length (top of ridge to gutter) of the roof.I am requesting that XXXXXX Roofing take these immediate actions to prevent further problems with this roof:1) Carefully inspect the roof fasteners to ensure all of the roof shingles are secure2) Correct the excessive overhang of shingles off of the roof edge3) Inspect the roof at 6917 Gough St (Eastwood installed a new roof on this property for me on April 24, 2013) for similar issues and take corrective actions to ensure no shingles come loose at this property either.Please understand that both roofs are only a couple of years old, and if there are future issues and XXXXXXX Roofing does not act promptly to return my phone calls and honor their warranty and make the repairs, I will be forced to use another roofer to make the repairs, and then take action against XXXXXX Roofing to recover my costs for repairs.Sincerely,Robert F Gribben Jr.

I will post on here all of my transactions it will be cool to go from no property to a lot in in a short time.When I was buying all the houses I bought in 96 was the only year I bought and held till 2004 I always wondered why I stopped buying wish I had gotten more I hope that maybe this time will be like it was the market will recover and I can sell them for more.

not bashing your thoughts-again, i liked your post...but when i go out to eat, and the server or bartender asks what i do, and i tell them, and they suddenly start spitballing out what they've all heard on the news...it does worry me a bit...i guess wha i'm saying, is that if everyone believes this country will recover, and they also believe it's a great time to buy, then what would the contrarian take on that be??

What tends to be overlooked is the additional expenses involved in attempting to recover on the investment which will include past due and ongoing taxes, property insurance, property preservation and maintenance if the property is abandoned and servicing fees among some others.Each of those cost categories have a periodic factor to them for the most part.
