I would like to express my gratitude to Jack and Russel, who have been gracious with their time and provided valuable guidance related to the DC Metro area.My Strategy:- Invest in rental properties below $400K with a Cash on Cash return of over 6% and an ROI of 7%- Consider flipping opportunities for properties costing more than $500K with an ROI of 7% or higher- Prefer to stay in the DC metro area but i understand that its a tough market for investors.

Both provide better services and better rates than banks.The usual credit application for a mortgage will want to see 3 lines of credit at least 6 months old and preferably 12 months old.

My thoughts are you will sell it in the end for under $400KThis one might be an expensive lesson but if your lower priced flips have been working, focusing on that market might be preferable.

My guess would be that as this GP is doing 1031 as a TIC into the deal he would be a little less likely to want a sale, which is a taxable capital event, and would like to keep his money invested and sheltered from taxation as long as possible which tends to fit with my investing style of long term/preferably forever investing.
