Yes the penalties are high, so if people think they might be selling when they renew their mortgage, they get an open rate mortgage that allows them to sell with less of a penalty than a closed rate mortgage. 

It's so important to surround yourself with strong people (i learned that the hard waY...) 

When ADU is complete, rent it or move in and remodel main house.After a few years, I think it is highly likely (again wouldn’t count on it, but would leave the possibility open) that CO allows and encourages those who build ADUs to subdivide their properties so that more people can own their homes.sell the ADU and main house separately, benefit from enormous upside.

If people took the five minutes to complete it they would not need to be asking and searching the internet for their answers. 

These days too many people have too little coverage in case of a rebuild so you do want to make sure you understand the true cost of a total loss.

kept using people who don't do real estate to do my taxes, and also they had horrible communication skills, I don't trust people who only see u as money.

On the flip side, if you've got a bunch of Section 8 tenants living in a building that's in a neighborhood where a lot of the tenant base has good jobs, high credit scores, and are generally reliable people, you've got the most risky tenants in that tenant base and that ain't what ya want.

A soils evaluator I know says that "perc tests are 90% people and 10% science" I've found this to be true.John

You allow other people to create your equity.

The only caution I give people is to make sure they have a solid income to where they won't feel the pain of the loan.
