So, lesson learned is to take every advice you hear with a grain of salt, and while you should always keep husslin' one way or another to get ahead, do what feels right and makes sense to you and your family right now, and not be pressured to do something else that may or may not work for somebody who is not in your situation.

IF this is a buy and hold use it as is and see where it goes.If the tank 'needs' pumped,,,pump it,,,if the laterals arent draining well enough you can blast them with high pressure air and styrofoam beads and make it work like new,I would NOT call any inspectors or wake up any sleeping dogs I didnt need to.

It is customary for the Seller to pay a commission to both their agent (listing agent) as well as your Buyer's agent, even though your agent has a fiduciary responsibility to protect your interest.Don't be pressured into any price and terms you can not honor, or live with.
