I am worried that if I was able to buy a cheap house to try to flip that I wouldn't be able to sell it at all.Some sources I have found online state the Columbus will continue to grow its population, and those people will need places to live and I'm sure some of them would like to live in a home that looks a little more modern.

But then practically speaking who's willing to spend that much money and take that much time on something that could still be a crap shoot.Now having said all that, because the home was built circa '20's you may be able to get your local historical society interested in the project.

The look is modern and it works for phoenix since it's "cold floor".

We live in a "what's in it for me" type of society... so if your prospect doesn't see "what's in it for them" EARLY in your marketing piece that may hurt you. 

Replace millennial in my comment with "modern day entrepreneurs". 

I believe it's important to have a beautiful website for each property, and to use a modern online listings and application tool to syndicate my available units.  

Just on principle it's crazy that in a capitalist society one would be able to have a government tell a private landlord what they could charge. 

Do you stick with traditional colors (browns) or do tenants like the modern grey trend?

Even more so that modern loads are so light what with efficient appliances and LED lighting.
