My son (22) is interested and just finished the class to get his license, but may or may not use it.

They are licensed brokers who make their money on the commission, I assume.

I know not all lenders are licensed in every state (and I'm not currently looking in Nevada) but would reach out to them if so.  

Licensure and experience: Make sure to pick a firm with licensed engineers and tax specialists.

Due diligence: search the contractor online for licensing info and more.

You will need a real estate specific Texas licensed attorney to draft the sub-to offer...unless you just want to broach the subject with the seller via a Letter of Intent.
