I personally believe that if someone is going to invest out of state they should do one of two things:Work with a turnkey providerscale quickly enough to afford your own in house team I interview tons of TK buyers who have had great experiences buying turnkey out of state.

Why am I getting into the field, I hear you ask.Well, my parents are hitting retirement age and are having to work as hard as ever to sustain their lifestyles.Three kids on my mother's side and one on my father's means that I'm not holding out for a massive inheritence (though my mother has hinted that her life insurance pays out more than I would have expected...) and so, as with all things, I am learning to take control.I'm slowly coming full circle, have an interview for a job back in my old hometown and am remembering my dream as a 12 year old was to own hotels, coffee shops and houses.

He's also willing to PM for me at 8% like he does with a dozen or so properties his family owns) look at the property, take pictures and do some interviewing with current tenants for me (the tenant will be leaving at the end of this month).

Sean Terry interviewed him on his podcast #64, a very thorough discussion of his method which revolves around marketing to landlords  (a very saturated group nowadays).Anson Young talks about it in his bp podcast and Rob Swanson has a course on it that I haven't seen but he's interviewed by JP Moses on Moses' website.
