Once you own here and a few years go buy, you'll feel incredibly blessed to have your own property both in terms of cash flow and appreciation.There is a saying of owning real estate here:  "It's the bay area retirement plan". 

I feel that I will be paying for a list of other investors in the area who aren't going to be motivated sellers.  

They aren't in distress.And that is about 80% of my organic motivated seller leads.NO ISSUES..and that is why you can't rely on a list to get you deals.

A big piece of dealing with the analysis paralysis for me was getting a deeper understanding of myself and why I had the fear.Some thoughts to consider:What is your true goal/motivation in real estate?

I made a deal with two highly motivated sellers, they're ready to go.

The only explanation for the apparent hoa foreclosure madness in Florida is the incredibly slow foreclosure process that basically guarantees you can hold on to the unit for years before the bank comes along.

The key is to work with one who is incredibly strong on the real estate analysis side. 

Unfortunately, a lot of investors first starting out (myself included) tend to focus on finding motivated sellers in these types of communities and then try to talk to the park manager and/or owner to make sure they can do business there.

It is incredibly challenging to build a Property Management company that hits it's customers expectations in this regard.
