To what extent this happens depends on the quality of the neighborhood and tenants ... higher initial cash flow areas tend to be lower quality markets ... which is why I always advise that quality of the cash flow is just as important (even more important IMO) than the quantity.

The most common mistakes from that lack of understanding, as applied to the 3 things mentioned above, are:1)  Investing in the Wrong Market2)  Not knowing the difference between Spending and Using your Cash3)  Investing with a "One Property" mindset...and all three MUST work together in perfect harmony, as a business.Passive income can, and should be, very high as far as the return on capital.
