I've had that question a few times as a Realtor and I gently remind the client that if I'm represnting them on the buy side then I do not get a commission from them as a buyer.

If you're prioritizing repairs, moisture invasion is top of the list since it doesn't get cheaper by putting it off.If you can do the repairs (especially stuff like major plumbing) it's better/quicker if you can handle the lost income.
