Not sure exactly what year it was, but also remember my husband upset that he had made more that month in the stock market doing no work than he did working for 2 weeks of his vacation to buy the house and turn it over, so that was an aspect at the time as well, although if I remember the market only lasted another 6-8 months before crashing, while our rentals held their value.

How are you on BOCA, OSHA, Environmental Engineering, Marketing, Planning & Zoning aspects, obtaing zoning variances, politics in the area, working with utilities and thier engineers, financing projects......I could go on....Point is, you won't get this out of a few books, universities offer degree programs and new grads still are only prepared to assist an established developer.Best thing is to work with one and learn.Many developers were GCs before they started, probably started with a small number of lots and built in phases or got an existing area and built to suit.

If they dont want to use you then well there is always the aspect that there are other doctors and dentists that might be better suited to take care of your teeth and body. why should they get your business and you not get theres?

Yes, you need an attorney, don't even attempt to do this on your own, there are many issues and requires legal aspects, lending/finance as well as insurance issues.

Kinda hard to have half a house on one lot.....As a renatl, or owner occupied, a patio home can work well, I've had both sides and sold each, but one side would be fine if you have proper zoning and filed agreements concerning shared aspects of improvements.
