Any recommendations on better study techniques, mentors, groups, advice, etc.

I have other interview techniques for ferreting out PIAs.I've determined:  The number 1 indicator of a candidate to being a long term success, is if they have a bank account with more than $3k in it.  90% of applicants don;t even have the move in 2 x rent in hand.

I am just starting out, not much capitol, and need to close a deal asap to be able to use other marketing techniques.

I've been interested in Real Estate Investing for a couple of years now but never had the funds to properly pursue it (wish I knew about the No Money Down techniques). 

Financing of any kind is typically an exit strategy, not an actual wholesale technique.

Take advantage of the forums as they will cover many questions you may have and as Cory Mccarthy mentioned listen to the podcast, they will familiarize you with terminology and techniques from other investors that have successfully completed deals.

They were teaching basic real estate and rehab techniques.. and of course the same things that are talked about on BP only more in depth and detailed..
