Andy, I'm sorry to hear that your going through this, I don't personally know anyone dealing with such difficult tenants, but do know several Brooklyn based land lords who got tenants out in order to do reno. or dramatically increase rent. 

Its never easy when someone is either stiffing you on the rent, damaging your property or just being difficult, but it does get easier to deal with later on.

Doing a BRRRR in today's market is very difficult. 9 times out of 10 you will be leaving $$ in the deal if you want any cash flow.

ABQ is a great market, but it's a bit difficult to find crazy deals out here in my experience.

It can be done.I looked into transaction lending for a deal and found them to be rather difficult.

Northside might be different from Southside obviously because I know some landlords are finding it more difficult to find qualified tenants in certain areas 

  - Handling the construction draw process (without using a third party service to facilitate) can be super cumbersome and difficult to understand to most lay PML investors.

I am not sure if it is just the rentals that they have or if it is an indication that it may be a difficult area for rentals.
