Keyless entry, I brick in a garage door (in addition to man door), and have 24 motion sensor lights and cameras. 

If it's not a worthless clunker, they'll tow it on their dime, according to all the laws, and will go through the motions to contact the owner and possibly auction it off. 

:)I suspect if an owner pitched a fit he would get this scenario over turned and the owner would have to go through the legal motions to foreclose.I know in Oregon if you record a lease option and have a fight the judge with require a full blown Sherriff sales which takes a year.. 

I would think a motion to the court to sell home would take about the same amount of time and cost less.

I also installed a security camera that sends me an email alert when it senses motion with a picture of what triggered the motion.I use Homeaway / VRBO and they keep my house full for top dollar rentals.

They just go through the motions vs saying "I'm going to take this opportunity by the balls and go take over the world".

Long story short, it was a 2 year legal battle of deposition, motion and other legal BS after more legal BS.

My personal prevention method for this issue is a Simply Safe alarm system in my empty properties with only one sensor, a motion detector.

If you can prove that the only occupants are the previous owners you can file a motion for a writ of possession without going through a full eviction.
