A squatter can see it's listed for rent with a sign or without so I don't think that'd be a huge concern.

But still, I think it's a bit too high.Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I think that’s a great first step to do some of the leg work on potential financing for buyers.

It was great analyzing the property, but I think I will pass on it. 

Primarily desert washes, but also near a creek....So I would go knock on doors and ask neighbors when it has flooded and what they think about the area......maybe call the County water board and ask then what has happened there in the past.

I think you see the pattern.

I think real estate due to the amount of money you can make and how quickly you can make it attracts people who may not understand the idea of sustainability and being consistent in what you do. 

I am under contract for a 3 family home w a very unique set up. 2- 1 bedroom apartments and 3 and 4th duplex which has 5 bedrooms but only 1 bathroom this home is 8 min from Brown University in RI and 10 min from Johnson Wales. (6miles)Do u think its close enough to attract college students especially the duplex? 

@Tayvion Payton  When I see posts like this, something I'm thinking the poster thinks financing is easier on 5+ units due to commercial loans or that the numbers make more sense. 

Personally, I think I would stack some cash for a year or so while I did this.
