This becomes several times more valuable when you get into commercial as those deals become much more complex.

Make sure to read the rules and regs of the complex you ever want to purchase in.

Hey guys,  based on your experience, what is the impact of a large apartment complex to the local rental market?

If it is a Apartment complex I might not bother if it doesnt affect them directly.

They've set guidelines for their comfort levels on things like:  Location, Property type - SFH, Multi-family, Apartment complex, commercial, other - etc. 

I think Miami Beach and all cities should be very tough on short-term rentals, but allow it to those who manage the property well as a fulltime BnB, not within an apartment or condo complex that's mostly residential, or in an area where having a lot of people coming in and out wouldn't affect the neighbors.

You could also pass any credits to a single investor however you must meet other complex partnership provisions such as liquidating in accordance with capital accounts, DRO, etc.
