I am currently an agent for EXP Realty and this brokerage is a cloud based brokerage that allows you to work remotely on your own accord.

But the recoding of a land contract would act as a cloud on the title providing the buyer with a stronger position should worse come to worse.  

Lack of a title insurance policy means that there is a cloud on the title.

You can follow that up with questions regarding fee structure, preferred communication method, experience with LTR/STR, etc.You don't need someone local as most savvy professionals will be cloud based and able to work virtually.

It clouds the title and will stop the sale from proceeding.
