I smell a recipe for disaster. 

I put all new flooring in the upper level of their unit, its a bi-level duplex, and the bedrooms are in the basement, which has carpeting, as did my side, but I tore my carpet out due to years of dog urine never cleaned out of it, which soaked into the cement and even after enzyme cleaning and layers of scent sealing paint and then vinyl plank flooring, I can still smell it in the damp weather.

First couple months were fine, then garbage started piling up outside, smell of weed was coming into my house, constant traffic all day/night, beer bottles thrown in my yard, etc.

There are a lot of options around our city to avoid those brutal bidding battles

If you only have one laptop, it's going to be an uphill battle to make the argument that you use it for 100% business use...

I think Terry talked about this, but carpet and paint will make a huge difference.... especially for the new home smell.

@Cheryl J McGrath there are many calculators, spreadsheets, and resources out there for analyzing properties, but there's no fool-proof app that can tell an investor everything they need to know about a property--because REI involves a LOT more than just data.For instance, a musty smell in the basement caused by water intrusion, a neighbor with a loud barking dog, a floorplan that's awkward but that could easily be re-arranged, significant settling, the location of load-bearing walls, the routing of electric, HVAC ducts, and plumbing  --these are just a few of the MANY factors that might cause me to buy (or not buy) a property, but none of these factors will be conveyed in data or on an app. 

If there's anything I've learned from this forum it's that this business is about knowing how to pick your battles, and when to cut your losses.

Clawing back equity for non performance turns into a legal battle far more often than just terminating a service provider.
