Digging into the paperwork a bit more we found a hand written break down in the corner of welcome letter that stated a Last Month Rent was paid at signing.

The only hang up is when it goes to underwriting they will most likely have you do a letter of explanation (LOX) to explain why you are wanting to purchase another property.

Financially it probably makes sense to sign a lease with these applicants rather than leave the property vacant for an unknown period, even if it means not collecting pet rent or additional deposit.My question is: Would you push the issue for the "service dogs" and make the applicants provide a letter from a medical professional?

If the people you are lending to are investors you can put a balloon payment after 3 years, 5 years, whatever you two decide.How about buying notes that are non-performing in your area?

Just go when you said you would, document anything damaged, missing, dirty etc and fix the place up asap.Type up a letter stating why the deposit is not being refunded- late rent, damage, etc and mail off to him.

Apparently grandma lost her house in the financial crisis - well that was 10 years ago, and people only generally lost their houses if they had mortgages on them that changed in amount (i.e. variable, balloon, etc), and supposedly grannie has been at the same job for 15 years.
