In my experience, traditional lenders are a non-starter, since they will not even begin process, beyond pre-approval, until you have a contract on a property and then it will be 30-45 days (long enough that seller will go with someone else and never award you contract).Closing is literally showing up and signing docs, so nothing you need to worry about with this step.Finding is much harder.
