Buy lists of owners of properties of the type you might be looking for - multi-family 2 to 4 units, or who would be motivated single family owners:  send direct mail - lots of it.I do a lot of #1 and #3. . . if you have a brand new marketing machine, you need to spend more money on #2, if your machine is 15 years old like mine and your website already ranks, and you want to target your leads to specific properties and areas rather than a blanket ad across the metro, then I spend more money on direct mail and retargeting.

That's also what I did............Plenty of resources here on BP about how to buy out of state so check those out.From a motivational stand point....you can always say ....My market doesn't have this......My Area doesn't have this.....just remember, "Whether you think you can, or you think you can't, you're right."
Account Closed Starting off in an expensive market

We bought our first home (already at a good price - owners were very motivated to sell quick) in Kailua in late 2016 with a loan from my parents for the down payment and have done a lot of improvements already which has upped our equity quite a bit, so at this point, we are waiting for at the very least the 2-year mark as well as a few other improvements before we sell again, and we are hoping we will make a pretty good profit, pay my parents off, and have leftover to move on to the next property.
