Placing a mortgage on your personal residence entails more risk for you (the possibility of losing your home) but if you are willing to do that it could be a great option.

I would contact the university directly to verify his employment.Honestly for the amount of risk that this entails I would not rent to him.

Or say you want the county inspector to let you know what you'd have to do to get it into a liveable space, and the sale is contingent upon your approval based on what that would entail. 

@Steven Saccio when you bought the contracts for the existing tenants, you assumed everything that entailed.

I don't know about the life on it, but in a 6-unit, I could imagine it taking quite awhile to rack up that many plays, not to mention any maintenance that it might entail.
